Mission Firm Invests $50M to Build Phase 1 of New 145-Acre ‘Industrial Park at Anzalduas’

MISSION — [April 16, 2024] A whopping 6.3 million square feet of industrial and warehousing space is coming to the City of Mission via the new Industrial Park at Anzalduas.

Union Design Developers, a Mission-based firm, is investing $50 million to construct phase 1 of a 145-acre park that will be conveniently located about a mile away from the Anzalduas International Bridge.  

The development is expected to bring much-needed relief to a region thirsty for industrial and warehousing space. Vacancy rates currently hover between 1%-2%.

The new park will provide about 6.3 million square feet of mixed-use industrial space, with about 2.2 million square feet of that being devoted to warehousing.

“This area is really on the cusp of having some huge developments,” Mission EDC CEO Teclo Garcia said about south Mission. 

UDD’s development is the second major industrial park to recently break ground in the area. Killam Development’s 175-acre Sharyland Business Park, located next to the bridge, is nearly complete.

Garcia attributed the growth to skyrocketing trade with Mexico via nearshoring and the bridge’s ongoing commercial expansion. 

“The expansion of the Anzalduas International Bridge is set to unlock a whole new realm of possibilities,” he said. “We’re expecting a few thousand trucks per day once it opens to commercial traffic late this year or early 2025.”

Phase 1 of the industrial park project will take 12-18 months to complete, and the entire project will take between 8-10 years, UDD owner and Mission native Luis Rodrigo Castillo said. 

“It’s not just erecting buildings,” Castillo added. “It’s also creating a legacy of growth and opportunity for Mission, Texas.”
